How we use artificial intelligence

Last updated: 12 October 2026

ImmoVision AI uses artificial intelligence to help real estate agencies work faster: texts, images, videos, voice and assistants. On this page, we explain which functions use AI, which providers are involved, where processing takes place, what is stored and how we ensure labelling and human oversight.

Our principles

  • A human decides: AI makes suggestions. Texts, images and messages are reviewed and approved by agents before use. No AI alone makes decisions about individuals (Art. 22 GDPR).
  • Processing in the EU: our AI providers process data in data centres in the European Union.
  • No training with your data: we do not train any AI models with customer data, and under the contractual terms of our AI providers your data is not used for training there either.
  • Only what is necessary: only what the respective function needs is sent to the AI. In the WhatsApp assistant, e-mail addresses, telephone and account numbers are first replaced by placeholders.
  • Openly labelled: assistants say that they are an AI. AI-generated or AI-modified images and videos are labelled.
  • Can be switched off, with the price shown in advance: every agency and every person can switch off AI functions. Paid AI actions only start after the price has been displayed.

Roles under the AI Act

Under the European AI Act (Regulation (EU) 2024/1689), we provide the AI functions integrated into ImmoVision and fulfil the provider's transparency obligations (Art. 50(1) and (2)): notice of interaction with an AI and labelling of generated images, videos and audio content.

The real estate agencies use the functions on their own responsibility and are deployers. They ensure the AI literacy of their employees (Art. 4) — ImmoVision supports this with a short training course and its documentation — and may not remove the labelling upon publication (Art. 50(4)).

ImmoVision is not a high-risk AI system within the meaning of the AI Act: the functions serve the marketing of real estate and the organisation of the agency. At ImmoVision, AI is not used to evaluate employees, to assess the creditworthiness of individuals or to decide on access to services.

AI functions at a glance

The main provider is Google Cloud (Vertex AI) with processing in EU regions. In addition, Microsoft Azure OpenAI may be used in an EU region. Both providers are contractually bound as processors.

Texts and translations

Property descriptions, translations into German, English and Turkish, e-mail drafts, summaries, market analyses.

Provider: Google Cloud (Gemini models via Vertex AI); alternatively Microsoft Azure OpenAI

Location of processing: EU region

What is stored: Only the result that the agent accepts — in the agency's account.

Image editing and virtual staging

Virtually furnish or renovate rooms, enhance images; upload your own AI images.

Provider: Google Cloud (Gemini image model via Vertex AI)

Location of processing: EU region

What is stored: Original and result in the agency's account. If an AI image is used in a listing: record with original, AI image, instruction, confirmation of the responsible person and publication channels.

Videos

Property and social media videos from property photos.

Provider: Google Cloud (Veo via Vertex AI); rendering on our own servers or via Shotstack (Australia)

Location of processing: EU region; rendering in Australia on the basis of EU Standard Contractual Clauses

What is stored: Finished video in the agency's account, with a visible AI notice.

AI assistant on exposés and microsites

Answers prospects' questions about the property by chat or voice and can suggest appointments.

Provider: Google Cloud (Gemini, Gemini Live for voice)

Location of processing: EU region; voice in the Netherlands region

What is stored: Only after consent. Conversation history 90 days, voice not stored as audio. Withdrawal in the assistant deletes the history.

WhatsApp assistant

Answers WhatsApp messages to the agency until an employee takes over.

Provider: Google Cloud (Gemini via Vertex AI); transmission via Meta or Twilio

Location of processing: EU region (AI)

What is stored: Message history in the agency's account. First answer with the notice that an AI is responding.

Dictation, voice command, personal assistant

Agents dictate descriptions, notes or commands; the assistant reads out appointments, leads and tasks — only within the scope of what the person is allowed to see.

Provider: Google Cloud (Gemini, Gemini Live)

Location of processing: EU region; live voice in the Netherlands region

What is stored: Audio is not stored. Only what the agent accepts or confirms is stored.

Call recording and voice notes

Transcription and summarisation of telephone calls and voice notes, suggestions for tasks and appointments.

Provider: Telephony: Twilio or Voximplant (chosen by the agency); evaluation: Google Cloud (Vertex AI)

Location of processing: Evaluation in the EU region

What is stored: Recording only after consent of the other party. Recordings as specified by the agency (default 30 days), then deletion.

Property from document, link, text or photos

Reads details from documents or photos and suggests a property draft; from photos only what is visible.

Provider: Google Cloud (Gemini via Vertex AI)

Location of processing: EU region

What is stored: Files are not stored; only the draft that the agent creates.

Help assistant

Answers questions about operating the platform from the manual.

Provider: Google Cloud (Gemini via Vertex AI)

Location of processing: EU region

What is stored: Only manual texts are used for answers, no customer data.

Labelling of AI content

  • Assistants on exposés, microsites and WhatsApp point out at the beginning that they are an AI.
  • AI-generated or AI-modified images bear a visible notice and a machine-readable label in the image data (metadata). When shared with customers, the notice is shown in the image.
  • AI images are only used in a listing after confirmation per image (“not misleading, does not conceal defects”). Listings with unconfirmed AI images are not published. Buyers can — if the agency allows it — view the original photo.
  • AI-generated videos contain a visible AI notice.
  • Texts formulated with AI are reviewed by the agent, who takes responsibility for them, before publication.

Your control

  • Agencies switch AI functions on or off in the office settings (“AI & AI Act”); each person can additionally do so for themselves under “My account → AI features”.
  • Visitors only use the AI assistant after giving consent and can withdraw it at any time in the assistant.
  • Rights of access, rectification, erasure and objection: see the privacy policy. For data that an agency processes about you, please contact that agency.

Limits of AI

AI results may be erroneous or incomplete. ImmoVision technically prevents some typical errors (e.g. room counts are not converted between counting methods and types of floor area are not added), but does not replace review by the agent. The agency is responsible for the information in exposés and listings.
